Spring Storm Season in Austin: What to Check on Your Roof Right Now

The good news is that a 15-minute walk around your house this weekend can catch problems while they are still cheap to fix. Here is exactly what to look at, and what to do next.

1. Look Up Before the Next Storm Rolls In

Most roof damage starts small and stays invisible from the ground until it becomes a leak in your living room. Grab a pair of binoculars and scan the roof for shingles that look curled, cracked, or missing entirely.

Pay special attention to the south and west sides of your house. Those slopes take the worst beating from Texas sun and storm winds, and they are usually the first to show wear.

2. The Gutter Test

Walk your gutters and downspouts. If you see piles of black or gray granules at the downspout outlets, those are coming off your shingles. It is a sign the protective layer is wearing thin.

A little granule loss is normal after years of weather. A lot of granule loss after a single storm usually means hail damage you cannot see from the driveway.

3. Check Your Attic on a Sunny Day

Head into the attic mid-morning and turn off the lights. If you see any daylight coming through the roof deck, you have a hole.

Also look for water stains on the underside of the decking, dark streaks on rafters, or any musty smell. These are early warnings that moisture is already getting in, and they almost always show up in the attic before they reach your ceiling.

4. Do Not Forget Flashing and Vents

The metal flashing around chimneys, skylights, and vent pipes is often the first thing to fail. Look for rust, gaps, or caulk that has dried out and pulled away from the metal.

These small failures cause a surprising number of leaks that homeowners blame on shingles. Fixing a section of flashing is cheap. Tearing out drywall because the flashing was ignored is not.
